Office trailers, or mobile offices, as they are sometimes known, are usually pre-fabricated buildings leased, rented, or sold to companies looking for a short-term, mobile workspace.  Office trailer dealers can provide your business with an office trailer equipped with doors, windows, electrical wiring, HVAC, and sometimes basic furnishings as well.  These office trailers are not one-size-fits-all, either, as they come in a variety of models and sizes to suit your needs, and can be delivered almost anywhere quickly.

What are modular buildings?

Modular buildings are prefabricated buildings that are typically manufactured in a plant to a customer’s specifications.  Modular buildings are generally sold to customers looking for a more timely and cost-effective means of obtaining long-term (3 years or longer) space.  Fully customizable, many modular buildings are used as permanent structures for schools, health clinics, office buildings and more.

So, the difference between office trailers and modular buildings is…?

There are several key differences between office trailers and modular buildings you should be aware of before you make your decision.

  • Time Needed:While there are many differences between office trailers and modular buildings, the most important thing to consider when choosing between the two is the amount of time you will need the space.  Typically, office trailers are used when space is required for three years or less.  If you are looking for a stationary office space that needs to last you three years or longer, modular buildings are usually more cost-effective and functional.


  • Amenities Needed:Another important difference between the two is the amount of amenities available in each type of building. If you need the basics: desks, bathrooms, working lights, and protection from the elements, then an office trailer is a perfect fit for you. However, if you would like to customize the appearance, the floor plan, or if you require special features such as bulletproof exterior or complicated equipment, then perhaps you should consider modular buildings. 


  • Date Needed:You should also consider the amount of time you have to devote to “construction and assembly.”  Office trailers arrive entirely intact, and are, aside from preliminary set-up and preparation, ready for use upon arrival.  Modular buildings, however, require on-site set-up and, perhaps, some minimal on-site construction, depending on your specifications.  So, if you need the space immediately, office trailer trailers may be your option of choice. 


  • Cost:Finally, cost is an issue as well.  The smallest of office trailers will usually lease for anything from $90 per month to $200 per month.  The largest singlewide office trailers can rent for $300-$500 a month.  You can purchase a mid-sized office trailer for $15,000, but can pay up to $40,000 for a unit. 

Modular buildings can be purchased for a typical price range of $35-$200 per square foot, depending heavily on the floor plan and requirements.  Classrooms and other buildings that do not require highly technical or specialized features are usually on the low end of the spectrum, while hospitals, research labs and other structures that require sophisticated ventilation and specialized floor plans are near the top of the spectrum.
